REAL ESTATE ANALYST
The Analyst performs responsibilities related to Real Estate Finance and Accounting for Development, Construction and Property Management. The position will prepare financial reporting, tracking against budget, lender/investor schedules, bank compliance items, and property tax reporting, and perform regular G/L accounting functions.
Work is performed according to established policies, procedures, and deadlines. Employee is expected to exercise discretion and judgment, develop work routines and complete assignments with minimal supervision. The Analyst should be a problem solver with a can-do attitude, should be proactive instead of reactive, and willing to help all departments in the organization. The Analyst reports to the Asset Manager.
ESSENTIAL DUTIES AND RESPONSIBILITIES
The following duties and responsibilities are given as examples of the various types of work performed in this position. Additional duties and responsibilities may be assigned.
1. Proformas & Cash Flows
a. Identifies and tracks new construction and capital expenditure projects from their inception through development phase. Works closely with both the Real Estate and Construction departments to create and analyze project cash flows and proformas as directed.
b. Assists with proforma template updates as needed.
c. Updates budget to actual proformas with variance analysis at project close-out.
a. Prepares/compiles due diligence, insurance(s) and supporting documentation for loan closings.
b. Summarize and analyze loan term sheets and update Loan Abstract template.
c. Prepare monthly bank draws for construction projects as applicable by receiving the monthly construction billings from the GC and combining that information with direct property pre-development and development costs. Work with banks and draw inspectors to answer questions and provide due diligence as requested.
d. Assist with bank/lender questions on loans as they arise.
3. Property Taxes / Property Management / Insurance
a. Updates, maintains and analyzes schedules involved in the property tax process for over 150 property tax accounts, reviewing and coding property tax invoices and working with taxing jurisdictions and 3rd party property tax consulting firms on tax appeals/litigations.
b. Assists with Tenant & Property Owners Association Opex/CAM Reconciliation and Budgeting process annually and throughout the year as required.
c. Assists with obtaining and tracking Landlord and bank required insurance coverages for Property, G/L, Flood, etc. Works closely with Property d. Management department as it pertains to all insurance coverages including also Tenant Lease required coverages.
d. Works with Property Management department to assist with Lease Abstract updates and correspond with Corporate Accounting office on Lease, A/R
a. Compiles and analyzes financial information to prepare entries to accounts, assigns new general ledger account numbers as requested, documenting business transactions, and completes corresponding reconciliations as needed.
b. Works with Corporate Accounting office to make sure all necessary journal entries are posted, Fixed Assets and depreciation schedules are properly maintained, and financials are updated timely.
c. Reviews A/P invoices after posted by A/P Clerk to ensure correctness of coding, classification, amount. Follows up as needed.
d. Works closely with joint venture partner(s) and Corporate Accounting Office, to maintain open communication, data information flow and perform/assist with required accounting & budgeting.
e. Works with Corporate Accounting to obtain new QuickBooks entities
5. Additional Responsibilities & Job Requirements
a. Prepares ad hoc reports for management and lenders as and when required.
b. Reviews, investigates, and corrects errors and inconsistencies in financial entries, documents, and reports by analyzing current procedures and recommending changes.
c. Works with all departments on new software integration(s), as applicable
d. Ensures that all deadlines are met in accordance with the dates set by management.
e. Accomplishes accounting, finance and organization mission by completing assigned responsibilities accurately and on time
f. Protects organization’s value by keeping information confidential and maintains prompt and regular attendance

a. Bachelor’s degree obtained from a major 4-year university in Accounting or Finance
b. 2-3+ years of experience in a Financial Analysis role
c. Intermediate to Advanced level Excel skills
d. Microsoft Office Suite, Adobe Acrobat, and ERP system usage
e. Ability to multi-task and prioritize in a fast-paced environment
f. Proven ability as a team player who works well with all departments
2. Preferred Experience
a. Commercial Real Estate industry experience
b. QuickBooks system usage
c. Argus Enterprise, Developer, EstateMaster usage highly preferred
d. Multiple (20+) entity Accounting/Finance experience
