Olin Chlor Alkali Products and Vinyls, a division of Olin Corporation, is seeking a Real Estate and Site Services Manager. This position can be located at one of the following sites: Freeport, TX; Lake Jackson, TX; Houston,TX; Charleston,TN; Downers Grove, IL; or Clayton, MO. This role is responsible for all real estate projects and real estate services across all Olin locations. It will have a significant opportunity to bring value to the organization as we manage the life span of our office assets across the company.

Supports the development of Olin’s real estate long term vision and strategy.
Develops annual operating budget and capital budget for real estate projects.
Supports the development of the long-term capital budget for real estate projects, in alignment with long term strategy.
Guides and facilitates projects, such as office remodels and construction, through use of general contractors.
Responsible for maintaining inventory databases for contracts, leases, easements, right-of-way, and other real estate agreements related to land and office buildings.
Ensures Olin is compliant with all regional and local real estate laws and regulations for each individual real estate agreement, transaction, and project.
Develops, monitors, and reports on Real Estate Key Performance Indicators.
Working with site controllers, ensures all services are accurately charged to the Olin collection cost centers.
Ensures terms of contracts for all reverse services within area of responsibility are communicated to Accounts Payable to ensure Olin is accurately invoiced.
Oversees new contract and amendment implementation.
Responsible for contract economic optimization including indexing, price increase triggers, and contract leakage due to accounting changes, contract terms, etc.
Bachelor’s degree*; business, finance, accounting, or related discipline preferred
Minimum of 7 years of business management experience; corporate or industry real estate management preferred
Understanding of finance and accounting principles
Experience interpreting legal contracts
Project leadership experience
Excellent interpersonal skills and ability to build relationships within all levels of the organization
Demonstrated ability to work independently and manage tight timelines
Excellent analytical, written, and verbal communication and presentation skills.
Approximately 15-20% travel required, within U.S. and abroad, as needed.
*Degree must be from a school that is accredited by an accrediting agency recognized by the Secretary of Education of the U.S. Department of Education or equivalent program from an international university.
