Job Title: Development Associate InternDepartment: DevelopmentReports To: Vice President/Managing DirectorWorks With: Development Manager/Construction ManagerFLSA Status: Non-ExemptPosition Summary: Under the supervision of the Vice President / Managing Director, the primary role will be to assist in managing the execution of the Company’s front end development activities. The responsibilities include underwriting new developments, performing market research, packaging investment opportunities for the firm’s lender and equity partners and managing due diligence, 3rd party consultants and scheduling. The intern will assist with the negotiation of letters of intents, land contracts, loan documents and joint venture equity partnerships. The position will participate in multiple projects, will touch all aspects of real estate development and interface with executive leadership on a daily basis.Essential Duties and Responsibilities include the following. Other duties may be assigned.? Assist in all aspects of pre-development, including project pursuits, financial analysis and underwriting, site feasibility, scheduling and due diligence. Analyze impact fees, local taxes, market rents and operating expenses.? Prepare business planning for projects under contract, including the preparation of detailed budgets, schedules, programs and market/risk analyses.? Coordinate with project team for consultants necessary to execute the project, including due diligence consultants, design team and general contractor. Complete Gantt chart schedules.? Work closely in person with Managing Director related to the capital needs for each project, including leading the construction loan closing and assisting with joint venture equity.? Must be able to meet predictable attendance and punctuality expectations and physical demands of the position complying with RangeWater’s policies and performance expectations.
? Follows established policies and procedures by monitoring and ensuring compliance with regulatory requirements, organizational standards, and operational processes related to area(s) of responsibility and reporting violations or infractions to appropriate individual(s).? Practices proper safety techniques in accordance with Company, property, and departmental policies, procedures, and standards by immediately reporting any mechanical or electrical equipment malfunctions, employee/visitor/resident injuries or accidents, or other safety issues to appropriate individual(s).? Identifies areas for improvement and offers suggestions to improve the property’s efficiency, profitability, and productivity.? Keeps abreast of current changes in technology, leasing and sales tools, processes, and standards within the industry and area(s) of responsibility by attending internal and external training programs and by accessing other sources of information, and applies knowledge and practices to area(s) of responsibility.Work Hours (may vary by state or location): This is a full-time position scheduled for 40 hours in a regular work week. Days and hours of work are Monday through Friday, 8:00am to 5:00pm. Must be able to perform the essential job functions unaccompanied.Qualifications:The qualified candidate will have advanced cash flow modeling skills (Excel-based programs) and experience with PowerPoint and MS Word. Strong written, oral, and interpersonal communication skills. Ability to work effectively in a small team environment as well as independently. Excellent organizational, analytical, critical thinking and presentation skills. Bachelor?s degree, preferably with a concentration in real estate economics, business, engineering, construction management or architecture. Preference also includes Master of Business Administration degree, with a concentration in real estate, business or finance.
Language Ability:Demonstrated ability to read, write, and communicate effectively to comprehend and complete legal documents, construction documents, RFI and other industry standard documentation; and effectively communicate with partners, vendors, contractors, investors and C-level executives.Math Ability:Demonstrated mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions, and calculate percentages in order to complete financial records, budgets, and other fiscal reporting information.Reasoning Ability:Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations. Incumbents must be detail oriented with strong organizational skills and must also have a strong sense of urgency to bring appropriate attention to critical issues so they can be resolved in a timely manner.Computer Skills:Demonstrated proficiency in Internet, word processing, spreadsheet, presentation and database management programs in order to complete required reports and employment documents. Strong proficiency in the use of Microsoft Office programs such as Word, Excel, Outlook, Power Point and Project.
